EPC - Does assessor test heating or just use boiler data

Not had a EPC done before, and not sure what it involves. Anything I should look out for before the assessor is booked? (i.e change lightbulbs to compact flourescents)

Does the assessor test the heating (emissions, interlock, controls etc), or just base the report on the model of the boiler. Do you get extra score for TRV and room stat? Are these tested etc
 
He won't test anything, just take note of the boiler model, how many trvs size of rooms/windows, loft ins etc. Be an hour or so. I wouldn't bother changing lightbulbs, the EPC will show what improvements can be made. All a load a crap anyway only a pretty rough guide. Hope you're paying £50 max! (if you're paying that is)
 
Well, hotrod, i'm sure you know that bloody bureaucrastic Brussels is the reason it cannot be knocked on the head.

Same required here in France, but you also have to pay for inspections for termites, lead and asbestos, though these are fairly long-standing requirements

I didn't realise that. I did wonder why they weren't scrapped with the HIP when the Tories came into power.
