Expanding an end terrace

House is an end terrace tunnel-back, built as an end terrace, with the bathroom downstairs in a lean-to attached to the rear wall of the kitchen.
Kitchen wing is 2-storey, with bedroom above, bathroom is 1-storey.
Not in a conservation area, or listed etc.

1) Demolish bathroom lean-to, extend kitchen into side-return. New door & window would be on rear wall, to own garden. Size of extension approx 2mX4m.

Would this likely need planning permission, as the size of the extension is that of the lean-to, & wouldnt extend beyond the existing kitchen rear wall or the house side wall?
Any 'obvious' reasons for objection if PP is required?


2) Loft conversion, with rear dormer, no changes to front roof or side facing windows added. Not visible from road.

The planning portal states:
A volume allowance of 40 cubic metres additional roof space for terraced houses
A volume allowance of 50 cubic metres additional roof space for detached and semi-detached houses

is an end terrace, built as an end terrace, treated as a terrace or semi-detached?
If PP is required, do the permitted development limits have any impact on PP?

If the property benefits from PD rights and then guidelines are followed on the PP, then planning permission may not be required. However, to have that confirmed, speak to your LPA. And btw, there's nothing "obvious" about the planning system, nor the decisions so one will not be able to advise on the likelyhood in obtaining approval. It helps if similar properties have had their works approved but the LPA will say applications are dealt with on a case by case basis so one that may be approved down the road, may not help your situation.

You've answered your own question. It's an end terrace, so it would be classed as a terrace. If the additional volume created goes beyond 40 cu.m then you will require PP. That is of course (similarly to the above) that PD rights do exist for your property and the other PD guidelines are met.
