Hi there,

Does anyone know where i can find 'the 45 degree rule' or anywhere that will guide me on my mid-terrace rear extension project. Would be nice to pass planning first time :LOL: :LOL: Or general guidance on what to watch out for :eek:

i'm afraid there is no set precedent for all extensions, as situations vary from building to building. also, the people at planning can be fickle, as can be neighbours.
you really need a good architect on board, one that is up to speed with all the latest rules and regs.
 
Many LAs enforce the 45 deg rule as part of their design policy.

Essentially, you draw an imaginary horizontal line from the centre point of the neighbours nearest window (normally a habitable room not a kitchen or bathroom or utility) and then any extension on your property should not cross this line.

Variations are that the line may be 60 deg for upper storeys or taken from the 1/4 point of the window not the centre point.

You need to get details from your local planners as to which rule they operate
