extractor damp problems

we have just had a new extractor fan fitted in our bathroom, and the ceiling re-plastered. Whenever the temperature changes we get a damp patch all around the fan, we assume from condensation running down the pipe in the attic. The pipe goes vertically up to a ridge vent tile, so the water runs straight down onto the ceiling.

What can we do to the pipe to stop this happening? We were thinking of putting some kind of insulation around the pipe, but I'm not sure if this would work, what do you think? the pipe is 110mm dia, is there are pipe lagging type material we could put around it?

Any ideas would be most appreciated, Thanks

If you go to a floor shop you can get 3mm laminated floor underlay that is a white foam. Tape that around it and you won't have a problem.
 
Check to make sure that the installer replaced all the insulation to the ceiling, so that there is no cold spot around the fan
