You are right. We could do with a Find a "Negotiator" menu item on DIYnot. In fact in these days of online trading I am surprised I cannot enter my credit card details along with the name and address of a person who needs to be "negotiated" . But there you go.
Thanks for all your help and assistance on this matter. I'll do it properly and perhaps the angle grinder could "slip" when a certain sad and bitter man "surprises" me by putting his head over my wall to complain
