Hi all,

First time poster so be kind please. I have recently purchased a house which has a south facing conservatory. When i moved in i noticed that there was water leaking through the light on the ceiling, i isolated the power to the light and removed the fitting.

Thinking that it was a leaky roof i had the roof re-felted . Over the last couple of weeks the water has returned and there has been no rain. I have come to the conclusion that it is condensation building up in the roof and finding its way through the light socket. So i need ventilation, my question is how do i achieve this without having the windows open all day (security risk).

Any suggestions/tips or previous experience/advice would be greatly appreciated.

Are you sure it's condensation? It would be unlikely to build up to the point where it actually leaks down the light fitting.
When they re-felted, did they attend properly to the flashing?

thanks for the replies, to answer a couple of your questions - the felt looks like a proper job and the flashing looks in good order. I have had a look around and there is no space to vent through the soffits!

I am pretty sure that its condensation as we have had no rain for 4 days and only starts leaking in the afternoon after the room has heated up during the day.

Thanks so far
