Flat roof loft conversion

Hey!

I was wondering why dormer roof extensions seem to be so common in the UK, especially in suburban areas where most houses have pitched roofs.

We'll be looking to replace our roof in about a decade and I was wondering if it's possible to convert a pitched to a flat roof to provide additional space.

Effectively a full additional floor on the upper floor as part of a full roof replacement.

As I currently see it, a flat roof would give significantly more usable interior space and allow for more flexibility in terms of layout in the loft living area.

There must be a reason why no-one choses to convert to a flat roof given the interior benefits. They seem to be common in flats but very rare in residential houses.

I see lots of flat roof loft conversions so its not uncommon. You will need to apply for planning permission and that will dictate whether you can have a flat foot or not. Flat roof loft conversions tend to be at the back of the house as they do look a bit ugly.
 
Standard dormer loft conversion are very common, especially in urban areas where space comes at a premium.
Usually only the rear part of the pitched roof is converted, so the front of the house looks the same.

You usually don't need planning permission for flat roof dormers assuimng the dormer is at the rear, a full width flat roof dormer at the front is rare and very unlikely to get planning permission.
