Hi,

Our basement flat we have been living in for over a year now has an issue with the kitchen roof. This extension was done by the previous owners.

I have attached pictures, but in a nutshell water seems to be coming through the flat roof. Per one of the pictures as you can see, there is water on the top.

I was keen to see what the possible causes of this may be?
1. the roof not sloping?
2. The flashing not been done appropriately.
3. The felt was not sealed properly
4. A general cowboy job prior to us moving in.

Roughly in peoples experience, how much would such a job be, as the leak has got worse since last winter.

Pictures include;
3 pictures of the outside roof and 2 pictures of the kitchen ceiling.

Most likely cause.... where the railings are attached to the roof.

Its been patched up before, there's acrypol painted along the length of the railings.

You wont get an answer on here as it needs investigated properly.

didnt think about the rails.

if there is anyone based in Bristol who would could look at this, please let me know.

Thanks

Is there a stair way off that balcony as that could be were your problem lies.
