Garage Roof Advice

Hi all,

Looking for some advice here. My house has a retrofit garage in which the roof isn't properly sealed to the wall (like that since we've been here). Had 2 quotes for a job with lead flashing ranging from £650-£750. Does that seem expensive?

The other issue I have is both contractors have said that they'd just run a line along the brickwork to bed the lead into. I'm not entirely comfortable with the damage to the brick work, but I can see how having it stepped would look odd with the angle being shallow. Is that common practice and a pain to have fixed if for some reason we got rid of the garage?

Hi, thanks for the reply. From what they both said, it would be grinding a line at an angle following the pitch of the roof, which would be going through the bricks. The alternative is stepping it along the mortar but neither thought that was a good idea.

Dont allow grinding a line at an angle.
One piece cover flashing in three sections will work. ie. at three different heights or steps.
Starting at the low, gutter end grind out a horizontal mortar bed - then go up & grind out a middle section - & finally grind out the top bed.
Overlap each section by about 200mm.
Three lengths of cover flashing turned into the chases, wedged - and pointed with lead sheet sealant.

Hi, thanks for the reply. That's the kind of thing I had in mind but couldn't describe it very well to the guys earlier.

I wasn't sure if I was being picky or overly fussy about the facing bricks. Chances are the garage will never move but can't help but feel it would look a mess if it did.
