Garage/Workshop help and Ideas

Hello all, love this forum and helped a lot in the pass :)

I have a problem with my garage and been trying to think on it but need some ideas and fresh eyes.

I have sectional garage that as a number of problems -
  1. fiber cerement panel roof is always wet and leaking on the screws. The roofer did not do a great job and didn't have much of a slope to get rid of the water.
  2. The panels that is on the right side are leaking because the sealant is coming away (seal need doing to all of them) but that side is shared with my neighbor and have no access at all (see photos). That side also is a leaf trap and you get a build up of leaf that do fix the problem on the post mark.
  3. The front panel for the door (where the large garage door was) need some work and replacing.
  4. Window need replacing.
  5. I am not sure how the base was done but I don't think it has damp proof from what I can see.
My thinking for fixing or replacing -
  • I could restore it and make the roof a little bit taller because its under the 8ft limit limit for outside buildings at the moment
  • I could replace it with a wooden garage but then I have a problem with the base and would like a strong floor and the space between the two garages.
  • I think about removing the garage and put shed somewhere else the garden on bricks with space between and try and make the floor as strong as possible for my needs.

So I am looking for ideas on what do to with it. I am looking for a place for me safely store items, use as a workshop for projects and just be a nice place to work.
