I have one of these which has developed a permanent warm water flow through the overflow pipe. The pressure valve isnt reading higher than normal - any ideas what the problem is?

Expensive to fix?
Ok....someone has been out to look at this and tells me that the expansion vessel is kippered as well as the relief valve.
How much would i expect to pay for this job including the parts?
