Hi. Can someone help with the wiring of a Wiser controller please ?

I have a One Channel box to install, but not entirely sure what I need to do.

I know I need to link the L to term 1 and looking at the Wiser instructions the output to the boiler goes to term 3, which is all fine.

However, I have 4 wires in the existing plate. (Pic attached). The N & L are easy to identify and the wire on term 2 has 240v present, then theres a grey wire on term 4 ? With a low voltage on it.

Can someone advise what I need to do ?

I’m not sure which you’re referring to as low voltage, but it looks like a common and switch with permanent live and permanent neutral. If this is the case, no need for the link wire.
 
Thanks CBW. So simply move the switch wires to Term 1 & 3 for the Wiser ?

Apologies, ignore the 'low voltage' I was talking ****** :)
