help with biasi m90 24s boiler problems please

hello basically i have just moved into a new flat and am having trouble with the biasi combi boiler.
The central heating works fine but when i run the hot water the boiler switches off after about ten seconds then comes back on and keeps repeating the process. I have rung the estate agents who have sent the plumber round (numerous visits) who has changed two temp switches and heat exhanger still no joy so before he left today he put some cleaner in the system and said leave it in there for a few days and it might cure the problem.
After two weeks with this problem im getting bored of waiting and wondering if there was any one out there who has experiance of my boiler and had this problem?

Well I know exactly what the problem is and I can fix them.

However, as a tenant you will probably have to put up with the nupties whom your landlord sends round.

Landlords are reknown for not wanting to spend money on repairs. Of course if you started witholding some rent he might have a change of heart.

Its no use him saying that he cannot get it fixed because all he needs to do is to call me. But he will not want to do that because I have to get paid!

Anychance in a little help with the problem as I'm getting to the point that I will pay for the repair and then take the repair costs off the rent, as I just need my hot water sorted now

If the boiler is switching on & off i would look at modulating coil on the gas valve first.

It's May 2012 - I am writing on this forum to assist or perhaps point someone else towards a solution which may assist should they run into the same issue.

Person's like "Agile" aka Tony Glazier who posted on this issue and dangled a "solution carrot", frankly, should be KICKED OFF. If you are in the trade then YOU are the type that makes people DISTRUST . YOU are the ones that give honest people in the trade a bad reputation/label. Honest people are appreciated and actually will get good business. Think, would you want a relative or a friend(if you have any) of yours to be left "un- helped" in times of need ??

For info, when my girlfriend rang some trades people, none, I mean NONE bothered to offer repairs. Standard answer was ranging from "you need a new boiler(1600 - 1800£)" to you "need to clean system (400£).


My G/f boiler (Biasi M90E 24S ) had exactly the same problem. Everything else was working fine. Everytime a demand for hot water came on, the boiler would switch off after around 10seconds or so. A friend of mine, who is a gas man pointed towards the Heat exchanger not working properly / clogged ? Anyway, a new one was ordered. Replacement was made, the thing started working properly (so far - ie two days now) BUT here is the strange thing, the old exchanger did not appear blocked. Water still flowed through. On carefully examining it, on the primary circuit side of the heat exchange unit, it IS only SLIGHTLY blocked. Perhaps this was the reason why it was not working ?

After reading these forums, I also suspect that the gas modulation may be at fault ?. MANY THANKS for the GENUINE helpers. It's because of you, that such places actually are a pleasure to browse and learn from.
