We are looking to a purchase a property which has two horizontal cracks to one gable end in the exterior render (no interior issues). Are these something to be concerned about? We will be getting the property surveyed next week but wanted to get some ideas / feedback in the interim. Property is approx 20 years old - no idea what it’s construction is. Thanks

Nona2020, good evening.

A couple of things may ?? be causing this issue.

1/. The cracks are possibly differing areas of the render that was applied when the house was being rendered, could be that the render was applied over several days?? and the crack lines are the boundaries between differing days work??

2/. Could be the wall itself, not the render has been constructed with differing bricks or blocks, this can lead to different thernal movement between the various heights of brick or block, indeed a mix of brick work and block work on the same elevation could cause the issue??

Ken.

Yeah, agree with Ken.

It may need some stop beads inserting and a mastic joint formed, else it will keep cracking forever.
