ok, here is drawing, give you all a laugh!

Our biggest concern as we say is the crack above the garage that runs along horizontally on the side of the house above the garage roof, apparently the path doesn't indicate movement in the foundations, but really, no other builder can tell us the cause for the crack above the garage on the side of the house so think wise to be cautious until we get some suggestions.

Any suggestions of what we need to check would be appreciated.

Thanks

You need a building surveyor or structural engineer to have a look.
Possible subsidence insurance claim, assuming you have building insurance.

That horizontal crack above the garage, it looks like, it where the flashing to the garage roof was pinned to the house wall and then rendered, and surprise, surprise, the rendering has lost its grip on the flashing. Get up on the garage roof and lift it off, its only trapping water.

Agree with pod about the horizontal crack. Why not hack the render off and look? You'll probably find a flashing lapped up underneath. Can't get the context of the vertical crack. Could you not take a photo showing the whole house wall and indicate where the crack is on it?
