House to flats outdoor space questions

Hello,
I have a semi that I'm hoping to convert into 2 small flats. Nothing has been done in terms of planning permission etc, I'm in the very early stages of finding out what is possible.

Please see attached image
Blue = Outdoor space assigned to ground floor flat
Red = Outdoor space assigned to first floor flat
Green = Area wanted for purchase by another developer of an adjacent property

My plan is to use the front door as access to the ground floor flat, with patio doors at the rear leading out from the extension onto an enclosed garden.
The 'Back door' will become the entrance for the first floor flat.

Just to clarify - Years ago #50 and #48 were owned by the same person, when he sold #48 he had the deeds redrawn, so all of the space between the two buildings is owned by me.

Would I need to grant access to the side of the house to those in the ground floor flat via the rear? I'd rather not as I intend to occupy the first floor flat and would like complete privacy in my part of the garden. (Except of course in case of an emergency)
Will I need a fire escape for the first floor flat as it only has one entrance?
Are there any other potential issues that jump out at you?

I think you would need to extend “emergency” to “only as required for repairs and maintenance, with reasonable notice (except in an emergency)”.

Probably not.
