I'm looking to refurb a 3 Bed house. A new kitchen and bathroom is required, and general paint and deco the rest of the house. I'm struggling to understand how much the labour would be in Kent area. I'm supplying the item (like kitchen units etc) but the builder will use their own cements, glue, woods etc.
I've uploaded pics would what would the labour cost be for the bathroom and kitchen? And separately to paint and deco the rest of the rooms (removing wallpaper)?

You are asking how long is a piece of string.
Get 3 estimates for either one builder do to the whole project or individual tradesmen ( builder, plumber, kitchen fitter, tiler, decorator) and explain that you want to supply major items.

Break it down into smaller chunks. If you get a single quote for everything it will probably cost more in the long run.
Just make sure you do things in the right order, don't get the electrician in after the decorators etc.

I've decided to fix up the kitchen and bathroom and leave the rest of the house as it is.
Would £3000 labour reasonable expectation for each room - bathroom/kitchen?

If you leave things where they are, toilet, sink, bath etc, so no major pipework, then you might get someone for that price, but then you could end up with bits unfinished/having to do the painting yourself etc.
If you need an electrician or gas engineer, then you'll need separate funds for that.

Make sure you get in writing what they will and won't do and a price, and be upfront about your budget and expectations.

Hi,

For Kent, I'd expect labour costs to vary quite a bit depending on the condition of the property and how much preparation is needed.

As a very rough guide, I'd budget:

- Kitchen fitting: £2,500–£5,000 labour for a fairly standard kitchen, potentially more if you're moving plumbing, electrics or changing the layout.
- Bathroom refurbishment: £3,000–£6,000 labour for a complete refit, depending on tiling, plumbing and the amount of preparation involved.
- Painting and decorating: £2,500–£5,000 for the remaining rooms in a typical three-bedroom house, including wallpaper removal, assuming the walls don't need extensive repairs.

That could put the total labour somewhere around £8,000–£16,000, although I'd allow a contingency, particularly if you're stripping wallpaper and don't know what condition the walls are underneath.

One thing I'd clarify with the builder is exactly what's included in their price. Even if you're supplying the kitchen units and bathroom suite, consumables, plastering, waste removal, electrical work and unexpected repairs can add up.

I've actually built a free UK DIY cost comparison website called MyProjectCosts, which might help you work through some of the individual costs and decide which jobs are worth doing yourself:

I'd definitely get at least three itemised quotes locally so you can compare the labour and materials separately.

Hope that helps!
