How Much to Render a 3 Bed Semi

Anyone know roughly how much it would cost to remove old render from a 3 bed semi and re-render with pebbledash?

Ball park figure only of course, I am in Stoke on Trent in the UK.

Personally I'd say it was less than that (below 3k). Especially in Stoke where property prices are low.

Removing the render is recognized as removing a thermal layer and is subject to reg's. You may not know it but under 25% rule you are required to upgrade to full thermal reg's spec'.
