Hello. I am looking sort out a mish mash of render on the upper exterior of the house. The photo gives a good idea of the different finishes. Are either of these Tyrolean or are they too coarse?I'm wondering what's the best way to deal with it. When we moved in four years ago it had been freshly painted but now it's looking very shabby and there are even cracks which look like they've been filled with silicone sealant. Before I get someone out to quote could you tell me what the stages are that would result in a uniform finish? There aren't any neat angle beaded edges Thanks

That looks rough, It looks like 2 different attempts at wetdash. What is underneath, bricks/blocks,, in other words, is it solid?. That might seem a daft question, but i've seen it put onto timber before, covered with wire lath, then dashed.
If it is solid, then I'd take the lot off, back to brick, fit a "bellcast bead" along the bottom of the panel, then scratch-coat the whole area. After that, you can re-roughcast, render, or whatever. Obviously, I 'm talking about a builder doing the actual finish. Get in touch with a couple of reputable local builders, ask their opinion/s, get a couple of quotes, and take it from there.

Thanks for the reply. That side of the house is brick (1930s house) with the left hand finish. The right hand finish matches the kitchen extension on the other side of the house which is timber framed. (I don't know how it's been applied but it's in good condition - for now!).

I've emailed some photos to a firm I found on Checkatrade. Is it something that a general builder would do or do I need a specialist firm? They all seem to have their own system to promote and I don't know what the best route is.

The back of the house looks okay, as does one side (even though they are different finishes). The front of the house and the side in this photo look messy so I think both will need re-doing. Is there an approximate £ per sq m I should look to budget? I'm expecting a hefty quote.

Thanks.

Generally, a decent builing contractor would be able to do that type of work. As regards to pricing, only they would be able to tell you that with an onsite visit,, scaffolding? etc.
If it was me, i'd go for a local firm, word of mouth and all that.
