dear all

I recently learned from my neighbour that a pipe from my boiler has been leaking water into their flat for several years causing considerable damp to the walls.

It turns out that the people who previously installed the central heating system fitted a pipe which goes from the boiler to the outside. This pipe seems to leak water all of the time, Becuase it wasnt far enough from the wall the water has penetrated the walls causing dampness to the entire wall.

Now to my question. I disconnected the pipe so that it drains currently to a basin whlst i contacted a plumber. I also exposed the drain pipe in my kitchen. I was hoping the plumber would come and just plumb the said pipe to the drain pipe - job done. Unfortunately the plumber looked at the boiler and within a few minutes said that the valve had gone and needed replacing and that the pipe didn't need plumbing into the drain but a new pipe placed further from the wall.

The boiler has had its problems. it seems to every so often make clicking noises and not come on. there is a black reset switch on the side of the boiler which when you press turns the boiler on again. i'm not sure what I should do? should i get the valve replaced and plumb the pipe to the outside wall? i have been stung before and wonder whether i should get another opinion alothough this guy was recommended.

would be very grateful for any suggestions

thank you in advance.

Correct, assuming it's a Pressure relief pipe. It wouldn't normally drip at all.

Thebutton on the side is an overheat cutout. Probably the boiler boiled due to water shortage, which ties up with the constant drip.

Presumably you have to "top up" the pressure quite frequently? YOu shouldn't need to. It can lead to a lot of corrosion due to the oxygen in the new water you're adding.
There will be a red pressure vessel, which should also be check. Probably needs pumping up, with air. See Faqs for background.

Must say that if you'd ever had the boiler serviced, these very minor faults should have been fixed and saved the damage being done.

thanks chris

unfortunately i only moved into the property and i am not sure if the boiler has ever been serviced. although have set up a service visit with british gas in january i am still waiting for my initial visit. i didn't call them out to fix this as i thought they would even look at it considering i only joined in january.

i'll make sure the plumber checks both.

thanks again
