My landlady as a Ideal Isar HE30 boiler which heats the hot water and the heating, either can be switched off, during last winter we had problems with the boiler and it kept reading code L9.
had several engineers come and changed various parts including the main circuit board, one day I came home and there was steam being released from the over flow pipe outside, landlady got the engineers out again and he said we need a new boiler. since then my landlady as told me that she as been trying to get a grant for a new one, I think she is having difficult times, hense it still not been fixed.
Here`s what keeps happening (the water pressure is always kept up to recommendation) the boiler starts up and with just in use for hot water only every couple of hour you run the tap and no hot water? go to the system which reads fault code L9 we then reset and press the on off putting a few times and in doing so we can hear air move in the system at the boiler as the pump is starting, switching on and off about 5 times clears the air and the boiler starts up, great but an hour or so later we have to keep repeating this to have hot water.
We never have any air coming out of the taps or any water pressure issues in the taps, can anyone help with what as to be done please, I am trying to help my landlady save money,
regards dave

Are you on income support? If you are, she'll probably qualify for a free replacement boiler. If not, then she needs to get someone familiar with Isars out to fix it. L9 is an overheat code, which can be caused by a number of different things including air in the system, a faulty pump, or a faulty diverter valve. Ideal will do a fixed-price repair on these boilers, where they keep throwing parts at it until it works again for a fixed fee

Landlady is on disability, she did have a contract repair but they fixed so many things and never fixed it to last for any length, they gave up in the end and was not prepared to do anything else to it (do you cost I think) it is deffo air in the boiler (heating is all off) heating water only, you can hear the air move in the boiler sometimes when your restarting it. thank you for your reply

If it's definitely air then the auto air vent probably wants replacing. Not a DIY job though I'm afraid as it's inside the combustion chamber

Thanks I have let her know, and anything to do with gas ect should be left to expert as you said
