Is this a fair price from removing a chimney?

we have just received a quote of £8400 for a job. It consists of takes down the chimney from the roof, attic and bathroom, making good the walls and removing a small bathroom wall.

This quote has given us quite a shock as we were expecting it to be around the 2k mark but are we way off?

£2k will buy you a weeks work with some mat's thrown in (if you are lucky) from a building company.
Sounds like you have about a weeks worth of work.
£8.4k sounds high end. Get more quotes.

Yeah we've used the builder before so it was cash. But either way. We had the chimney removed (which wasn't tied into the house so it was even less work), TV ariel resited, roof repaired and new fascia. Really pleased as after some info off here I thought it was going to cost 2k+

Did this include any cosmetic cleaning or making good to the gable masonry?
What did the builder do with the waste material?
What did the tower scaffold cost?
How many people worked on the job?
Can we see a piccie of the finished article?

It would have been priced at £2k based upon the removed chimney leaving a big open scar down the gable requiring a masonry re-build.

There are chimneys and there are chimneys.
The above scenario is as simple as it gets. Don't be misled.

Hi all

We now have a more detailed cost breakdown...what do the think?

1. Relevant scaffold required for safe removal and access £1000
2. Relevant support for removal and safe structure of chimney once removed £670
3. Relevant waste removal £680
4. Brick and block work patched after removal £750
5. Roof to be stripped back to where necessary, to en sure new felt and battens are in place properly before roof gets tiled in. Roof to be re tiled £800
6. Removal of the Chimney and Bathroom wall £2000
7. All round patch work on internal of building Dry lining/Plastering/Carpentry works £600

Plus new boiler installation = £8400

Sorry that was an extra job... Not part of this thread but the builder had added it to the original £8400 quote without explaining it!

I completely agree, and I'm not being rude in regards to your advice, I do appreciate it. This was a simple job as per the builder literally a matter of removing bricks and repairs to the roof.
No it did not include cleaning, it was used for a gas fire so a few marks but because bricks are dark, it's barely visible, I'd say the fire was never used in all honesty or next to no use. It did not include rubbish removal but we're having the garden done so we already had a skip onsite. (If you want to include that in cost it was £192), 2 lads on the job. Waste went straight down a chute into skip. I will add pics when I get home from work before its dark one night....
Also bear in mind, they only had to add several bricks where the catchment space was at the bottom & the barge board came off without removing all the cement from the bedded tiles, I was under the assumption you had to rip the old stuff off but ours came off without removing all cement.

£680 to remove waste? I think NOT, get your own skip and labour on the builders removing rubbish. Also your scaffold will have to go over your roof so will be a lot more expensive then ours. Also no.7 seems quite expensive? To plaster a section of wall ? Why don't you dot n dab/batton board & get someone to skim? Be able to half that ATLEAST?
Also as above, bear in mind, your chimney is a different kettle of fish as yours is an integral part of ur house structre ours was an add on by previous owners & a poor job to say the least.
