Hi,

We're attempting to buy a property that has evidence of movement/settlement, but the sellers claim all the movement is historical as the property was underpinned over two decades ago by previous owners. There is zero documentation associated with the underpinning, and there's no building regs documentation with the council.

All we have as proof that any underpinning occurred is supposedly this image, which was taken when the property was extended a decade ago.

My simple question is - does this image show evidence of underpinning having occurred ?

Thanks,
Kevin.

No it doesnt

all it shows is that when they started digging out for the footing for the new extension they came across a lump of concrete..........which could indicate underpinning pad at that location...........or not, who knows. It is not evidence at all

typically underpinning is a series of holes mass filled with concrete then dry packed at the top, but there are various methods

something like this:

It's evident of a bit of concrete in a random location.

Underpinning is notifiable work under the Building Regulations. Check with the council.
