Howdy folks,

Ok, we moved into our house last year, and the kitchen tiles were already down. The files are black and appear slate like in colour, but when you look at them side on they're more like ceramic with a slate layering on top (can provide photos if needed). They were badly stained with grout residue and various other things, and would even become stained with water spillages. So, a few months ago I used some LTP intensive cleaner and scrubbed them down, before sealing with an LTP sealant.

Now, this sealant and made them a little more water repellent, however, they still become stained. Infact, when we tried to mop the floor when the water dried it left water marks behind, which had to be removed by effectively buffing them out with a dry cloth. It's almost as if the sealant never fully penetrated and is sitting on the surface, as when you rub your finger across a tile you can actually mark it, and then buff the mark back out again.

Firstly, has anyone had anything like this before, and what on earth is going on? Secondly, is there another sealant that we can apply? Basically we'd like the finish to be what you'd find on a typically glossy ceramic tile, we have a young baby and as he gets older the kitchen will no doubt take a beating.

Any suggestions?

it really depends on what the tiles are. If they are a ceramic or a glazed porcelain then no sealer will penetrate and the finish is the finish.

If they are an absorbent natural or mad made material then you need to use the right sealer for the job, some should sit on top, others penetrate and stop the porosity.

Can you provide a photo? ideally showing the back/side and front of the tile, and also tell us which sealer you used? (ltp do quite a few!)

And I used LTP colour intensifier and stain block.

The finish is strange. Water doesn't soak in, it sits on the surface bubbled up, but then when removed it leaves behind a water mark.
