Leaking but confined area

Hi all,

Help appreciated. This is leaking close to wheel. Have to change/repair (is on CH circuit). Is slightly recessed in ceiling area that person who owns house does not want "cutting up" (what really needs doing if tap is to be changed/replaced with section new pipe).

I am going to try un screwing tap parts from body - any idea if I can buy new parts to screw into brass body? Maybe I can unscrew and repair?Any Other tips?

First thing to try is . Take wheel off then take all that silicone off, undo and remove nut and repack the gland with ptfe tighten nut back on
