We have a large garage with a patio above with tiles that are pebble dashed. It has rained a lot recently and a significant amount of water is coming into the garage. I've put some photos below which all show the patio above the garage. Can I seal the grout joints with a flexible polyurethane sealer like Sikaflex 11fc and then use a polyurethane based sealer over the whole lot like Sikalastic-707? Or should I be worried that it might have like this for years (just bought the house) and there might be structural damage? It is in Spain and dry most of the time but subject to some torrential storms at times! In which case is it better to rip them all up, fit new waterproof membrane and retile? Obviously sealing will be a lot cheaper and easier!
Any advice on best way forward welcomed...
