Leaking Window

There could be a few places.....

1/ Water getting in between the window on the cill and running to each end and re-appearing on the inside.

2/ Has the window got an opener? If not and is just a solid fixed window maybe the fitters fitted it back to front so the beads are on the inside but forgetting to fillm the drainage holes in with silicone and re drilling new ones, water might be getting past the rubber on the outside, filling up under the DGU until it runs into the drainage holes which sre at the back now instead of the front then water runs in the gap between the window and cill to both ends and then runs down the wall, a long shot this one but its been known
 
Thirdly, maybe the window IS fitted the right way round but hasn't had ANY drainage holes put in during manufacture, thus filling up with water till it comes out of the beads?
 
Thanks for the response, the window has a small opener at the top, no drainage holes and filling up with water makes sense. I guess that would mean removing the glass and drilling drainage holes into the frame?
 
Yes just remove the glass and check for drainage holes.

I remember in the early 90's i was sent out to a school where we had fitted every single window, the teachers complained that whenever they opened the top opener on a certain window they would get drenched in water. I went out and opened it up to see water sitting in the bead track on the transom, then i realised it should of been face drained lower down and it hadn't so i drilled a hole each side and just watched water piddle out for about a minute, the chambers in the profile had filled right up to the transom hence water coming in when the window was opened so i would check for drainage holes first

mmm not sure I fancy attempting to remove the glass I wouldnt know where to start :oops:
 
Fair comment, any chace of getting the person/people back out who fitted it, doesn't look too old.
 
no idea who did it to be honest, I think the previous owner knew someone in the trade, we've been here 4 years and only experienced it 2 or 3 times, just one of those niggling issues.

Another issue we have is the windows have the plastic squares in between the glass and you can see this wobble when a car door is slammed on the drive, I think we need to look into getting a few windows replaced these often get covered in condensation - happy days lol
 
Could it be that the water you see leaking in is actually condensation running down???

Condensation normally just means poor ventilation!
 
I dont think its condensation this particular window doesn't get misted at all, I will take another photo maybe tomorrow after work but will depend on the light
 
Okay I noticed it's high up, is the sealant okay all round the frame?
 
Yes I think its approx 1m from the floor and the sealant seems to be ok, should there be any drainage holes on this side?
 
9/10 times if theres a cill then the window has concealed drainage as apposed to face drained.

If its face drained you'll have a hole drilled into the front face of the bottom rail of the window, either 1 in the middle or 1 either side, these holes will be covered by a push on cap just to tidy it up.

If its concealed drainage then the holes will be under the bottom rail of the window, if any water get past the rubbers it'll run through some drilled holes in the pvc and run out over the top of the cill
