Leaks on ceiling - chimney stack problem?

Hi, I have damp plaster patches/stains on the ceiling above the chimney stack and the top of the stack wall in second bedroom. Plaster is moist and darker in colour but not black or mouldy. Rear chimney stack from the outside looks like the rendering has come away, stack looks like it needs re-bricking with new flashing and render. How much will this cost?
