Leave, cover or replace flat roof section

We have a small kitchen utility that's tagged onto an extension. It has what appears to be asbestos sheeting which has been over lain with some form of surfacing. See photo links below

It's not leaking at present, but the survey says it's at its end of life.

From the inside we will be stripping the ceiling anyway to lay fresh plasterboard/ insulation with vapour barrier.

If the supports are not rotten when I expose it, can I overlay it again? Or should I replace it. Or lastly, as it's not leaking should leave it.

The remainder of the extension roof also looks like it needs attention (new roof light, flashing, ridge tiles) but I'll keep that as a separate query.

Looks like a mineral felt which has been painted over with acrypol.
Best to strip the lot, re-deck, insulate and install lead flashings.
 
Could you not consider putting some rafters in and tiling it. Either way you are potentially going to have to deal with the asbestos sheets.
 
I think I'm realising it's probably best to replace that section. I might wait until I've got a few days off in better weather.

What's a good, cost effective solution for a Diy'er?


With the sheets being bonded with something on one side and cement bound, hopefully makes them less dangerous. Ive removed sheeting like this before using a mask and suit, double wrapped them up and our tip will take them.

EPDM is quite a good solution for diy

When removing asbestos, keep it wet. Ive used a garden hoselock sprayer in the past, they produce a mist spray Ideal for damping down.
 
Thank you for the link, that's cheaper than I imagined and makes ordering a doddle with the edge conditions.
