Loft extension for a low pitch roof?

Hi,

Can anyone provide a ball-park figure converting a loft whch has a very low pitched roof?

It is so useless (1969 build) that I am guessing we would have to construct an entirely new roof (rather than play with what we have and build dormers etc.

It has a large(ish) footprint - 5 bed detached.

Any comments from your own experiences would be appreciated,

If it proves too expensive / too massive a project we may add an extension instead.

Secondly, whether we go for loft conversion or extension, can anyone recommend a good architect in the Bromley area with modern designs?

Tradesmen perhaps - just a rough idea would help at this stage.

Get your post in the Building Regs and Planning section of the forum for starters.

If you are saying you need to replace the existing roof with a steeper one so it will end up higher then that will require planning permission and a new roof structure is gonna add say £15-20k so you're up to say £45K for your conversion + any fees. And that's being very kind! Prolly add another10 to that really.

Forget about architects find a good architectural technician instead.

Your assumption on steeper gradient is correct and I'm aware that PP will be required.
