Mortar

Hello,

Just purchased a 14 year old house. Had a level 3 survey and was told all ok, just cosmetic issues.

As we have been here a few weeks now, noticing lots of bits of mortar breaks/holes in places. This is mostly the side elevation.

Generally the mortar feels pretty hard, few bits feel diff texture but generally ok bar at a few joints.

Does any of this look concering for a house that is only 14 years old?

Is it just a case of getting some sections repointed where damage?

Looks fine. You can rake out and repoint those little holes if you like, with mortar, or buy some epoxy mortar repair
 
Ok thanks.

Just realised in the photo with the bottom course that a couple of bricks line up with the row above.

Is this a issue? From what I can see it is only 2/3 bricks then as it should be

All looks utterly normal. I've seen the courses aligning on that bottom course on a friend's recent newbuild. I assume that they don't think ahead when building below DPC, so occasionally they have to do this to set things up for the building above, e.g. to ensure that lintels sit on full rather than half bricks etc. Annoying and a bit jarring to look at but utterly harmless.

The holes look like they were there from day one, rather than erosion over time. Just the effect of paying bricklayers by the metre rather than by the hour. None of it is doing any harm at all, I wouldn't even bother filling any of it.
