My (fischer price) first overhaul!

Hi all, what a great forum, seems to be lots of great advice, so hope some of you lovely people can help with with my planning.
I live in a Victorian first floor flat. The rear tenement I am wanting to change quite a bit, and it ll be my first overhaul so any advice will be greatly received!

I currently have a small l-shaped bathroom, followed by a small (10x10) kitchen followed by a small (10x10) dining room. My thought is turn the l-shaped bathroom into a slightly bigger squarer room taking from kitchen. Then knock down the wall between kitchen and dining room and have one large room.
I am planning to live in flat for next 3-5 years so benefit would be for me, the flat needs updating (nothing touched since 70s) and ultimately I hope will improve resale. However I would be interested if anyone thought losing a room would be a bad idea.

I m only in planning stage, and trying to run through order (and potential costs) of doing the work and this is where I d appreciate advice. My plan is to do what work I can (fairly limited!) but mainly will be getting appropriately qualified person in.

1. Change circuit box. Need 10mm cables for cooker/ shower. Could these be run up to room, then left awaiting installation. (could be ~year after) not sure where cooker is going yet?

2. Knock down bathroom walls, rebuild. (flimsily stud to be replaced by flimsy stud!!)

3. Knock down kitchen/ dining wall (stud). This will involve moving wiring, and radiators.

4. Any new wiring for kitchen and lighting put in.

5. Extra plumbing for dishwasher.

6. Installation of new radiator, movement of pipes.

7. Ceiling and walls plastered.

8. Floor done.

9. Cabinets in

10. Tiling

I ve currently saved 4k for whole project. Is this well under what I will need? I m in no rush for it to be done. Happy to live in a diy building site, if it means spreading cost and can do more myself.

You'd be amazed what you might be able to do by yourself, one word of cushion, the actual area of works is but one third, in general, of the space required, the rest being the building site!...you have been warned. Also appropriate trades are required for certification, important when it comes to re-selling!

Now would it be possible to post up some plans of existing and proposed, the help you need is here, so to speak...pinenot
