We are stumped. We’ve asked various people and had a drain company out.
We just bought a house and realised that under the kitchen tiles and 2 layers of board the floor was sodden.
There were 3 problems. One a slow leak from the sink. Fixed. Two, water from the gutter soaking

through and down the wall. But three is a mystery problem. There was a big mound of mud/compost looking and once dig out a hole in the foundation. Water and mud pour in when it rains.. Looking through the hole there is a pipe!

The drainage people concluded is was not joined to the drainage system.

We’ve dug down outside but can’t go any further.

The house is built into a slight hill at the back. I was wondering if this could be some sort of flood defence thing ? And if we should fill it in.

Any ideas anyone? PLEASE

Is it semi / detached ?
where are the vents from the outside. It's possible that water is coming in through the vents, particularly if the land has been built up since the development. You may also have a broken foundation wall which is allowing water to soak in.

it’s detached.. Yes this was the case as well. The patio outside had been built up to the air bricks. But this has been rectified.
The missing brick has been built at the time of construction including the pipe on the other side of this brick.
We are thinking it’s some sort of soak away? Why it’s there and if we can block it off..

Get some dye, screwfix sell drain tracing dye, mix it up in a watering can and wander round the outside of the house pouring water down any gullies or holes you can find.

Just don't do them all at once, or you will never tell which one it is!
