Hello

I am planning to buy an Bungalow. I had a viewing recently and i like the property.
These are some of the things that i noticed on ceiling / walls. Not sure if these are because of any structural issues (Please refere attached images - images numbered 1 to 6)
OR let me know if i dont have to worry about these.

Obviously we will have a detailed survey done on the property prior purchasing / going further.
If anything serious on structural problems comes up post survey, sale is very likely to fall through. But i would have already spent money on the survey and it will be a loss on me as this will be at the expense of some money that i have saved up for deposit with the sale falling through.

If you / some experts can look at it and tell me what these cracks / linings means from your experience that will really be helpful. Please refere attached images - images numbered 1 to 6.
Need some first level thoughts which may provide us some info to decision our response to the agent prior going ahead with the offer.

Also one thing that i noticed was the parking flooring was a sligtly up and down. I mean it was uneven a bit here and there (Image numbered 7). Any thoughts on this as this may create subsidence (or if this is because of subsidence) ?

In case if you have any other questions, let me know.

Thanks

Work out your offer and knock off the cost of the survey, the seller is unlikely to quibble over a few hundred quid. Then get the survey done.

Blup

Thanks.
Understood. But if the sale falls through, it will still be a loss for me. So i need some first level thoughts before proceeding further with the offer.

I am not an expert but they all look like minor cracks where typically plasterboards joints meet. The drive has just settled unless you know any different. All surveys will cost money but the idea is you use the result to negotiate the price or pull out based on the seriousness of the findings.

Personally I don't see what the problem is, nothing there. Buy it.

Just decorating required by looks of that.

You seem quite nervous buyer singer a home buyers report done, will be around 500, if the sale falls through you can't claim it back and will just have to accept it, but this would happen with every purchase of a house, until the contracts are signed either party can pull out

Thank you.... Yeah, may be a little nervous. All to do with money.

There is nothing in those images of any concern.

The only possible thing to be aware of, is that that textured coating on the ceiling may have some slight asbestos content. That in itself is not a problem or to be worried about, but if you decide on any repairs done contractors may not want to work on it without costly precautions.

Thanks for this. Really helpful. Can you please elaborate your reference what "costly precautions" means ?

Regards

Any firm dealing with asbestos should follow safe working practices, and as such will either want the asbestos removed, or will use specific methods to manage the work safely, and either of these could be specialist and therefore costly.

In real terms, say for that ceiling, it would just be a relatively simple case of overboarding and then replastering, but that's on the basis of finding someone who will do that without any fuss.

Obviously all this assumes the coating is old enough to contain asbestos, which is normally determined by a test.

Thanks really helpful. Never knew about this. Majority of the old houses i have seen have some kind of pattern on their ceilings (similar to what the image showed there). I dont think many buyers would know about this ???!!!

If it was so dangerous shouldn't government make it mandatory to take tests on old buildings built prior 1995 or 1990 ???

What if I was doing a DIY in my home to drill some hole up the ceiling to hang some decorative items ???? Only if i know what my home has, then i won't touch it. It is just a small drill and i may just carry out the work.
