Need Expert central heating and plumbing - Central london

I need an Expert on central heating and plumbing (W11 area) to inspect upstairs neighbour's water leaks which are causing water damage to my property. This could involve taking out floorboards, looking at pipes and radiators, toilet plumbing and bath. Need someone with years of experience and has done a a similar investigation. Could someone please help?

No sarcastic comments please because it doesn't help. Does anyone know an Expert who can test and investigate leaky pipes which are not visible from covered floors, hence, the need to open the floorboards. This could also be undertaken by opening up my ceilings. The issue are leaky pipes from either the central heating system or elsewhere which continue to drip. The Expert produces a report which can be used for a claim for damages in court.
 
Maybe you could try contacting a local Chartered Surveying firm and ask if they have an expert who can do this type of investigation. They may or may not expect you to pull up the floorboards / get them clear access to the problem area. I was very impressed with my local firm (Epping / Essex).

Thanks headache. I do have a Surveyor I can hire. Although I am looking for plumbers or contractors may have dealt with cases where the source of the leaking is not straightforward as in this case. This has now escalated to a water damage and nuisance legal claim. Water stains started to appear on my ceilings from intermittent leaks from the above flat and you can hear the dripping mostly at night when it is quiet. Two tradesmen who came in the morning cannot figure it out but they did not take out the floorboards. We suspect the dripping is from the radiator pipes from underneath the floorboards. The dripping sound comes on and off and not easy to record or document unless you do it 24/7
 
It may be best to poke an endoscope up through your ceilings. Mine needs an 18mm hole which is easy to polyfilla over. Much easier than taking up laminate floors etc., but scuppered if there's insulation between the floors because you can't see anything much.
Leaks can be very elusive, if say going through tiles, down a wall, and across a ceiling to the lowest point on plasterboard before showing.
Wastes are often responsible too - cheap perfume poured down will help with those.
Heating and water distribution pipes can be tested with a pressure tester. They're also useful for making the leak bad enough to find easily!

There are specialist leak-finding firms, of course.
 
It would be interesting to hear why the owner of the flat above is not doing anything about the problem! Could it be an uninterested landlord with tenants in the flat?

Are you quite sure its not their careless use of the bathroom?

Are you sure that the occupiers will allow you to take up their floors which may well be covered with laminate etc!

Have you looked into the leases and seen whose responsibility various repairs rest with?

A lady I know had a cold feed pipe serving her flat from a roof tank. This pipe was leaking within the flat above her. Her lease oddly says that the responsibility for the repair lies with the owner of the flat above although she gets no benefit from that pipe!

Were they paid for their visit? In the circumstances its difficult to imagine what they could have been expected to find without uncovering the pipework. Did they come together or seperately?
