Hi fellow members,
We bought a house a year ago. It is a 1930s end of terrace property with quite a large two-storey extension that offered us 2 extra bedrooms and a massive kitchen at the rear of the property (see area marked in blue in the added image). We were told there was no planning permission obtained for the work when we bought the house. We were also told it was built around year 2000. Now we are at a point we would like to remodel and add an extra small extension (marked as orange), under permitted development as this new area is only 2.4 meters long and 3 meters wide. The council has told us over the phone that we would need to apply for LDC (lawful development certificate) for this project. So far so good. But then I approached a number of architects for a quote to apply for LDC on our behalf and I'm getting very mixed responses. Some say the LDC is enough, and others are saying that we have to apply for full planning permission application as the council will be looking at the entire addition to the property which exceeds 50% of the original width of the property and hasn't been approved previously. The ones who say LDC should be enough, say the council will ignore the old extension and it is better not add complications. Who is right?
