New tiles on semi deatched. Match the neighbours tiles?

The quotes that I've had on a new roof are for the larger Redland 49 tiles. Or, to match the neighbours smaller tiles we'd have to spend around £3K more.

I understand that both would provide the same protection, and we can base our choice on athestics.

Looking around the neighbourhood, some of the semis do have different tiles. It looks ok, but clearly the semis with matching tiles look better. In terms of value, is there anything to consider here? Would matching tiles add to curb appeal?
 
Yes you can look around the neighbourhood and spot the cheapskates. There is no other reason people chose a different tile.

But the conundrum is, do you select a tile to match the neighbours in the hope that they then do the same in a few years when it's their turn to replace?

Also contrary to what many homeowners think, their choice of new tile does not always actually harmonise with their own house, let alone the neighbours.
 
Only you can decide if that kerb appeal is worth £3k. The flip side of the argument is you have an obvious new roof compared to neighbouring properties which could add value.

Neighbours loft conversion is a few years old, I did consider that. Doubtful they'll be replacing anytime soon. Fair point though.

New(ish) roofs areabout 50% on the street. Knowing what I know now, I'd definitely consider the roof when purchasing. If it were near a century old, I'd factor in the cost of a new roof. In fact, a neighbour recently had to do just that when selling.

My thoughts on kerb appeal... It would look better with matching tiles. Was checking semis in the next street; one had small tiles and the other larger tiles. It looked slightly odd compared to those that had matching roofs. I think the terraces get away with it, everyone seems to be doing their own thing re tiles.

Would it be a deciding factor when purchasing? Not as much as having a relatively new roof under guarantee, regardless of tiles.

I actually like the Redland 49's, and would be fine if it were a detached property. Best match the neighbours for a little bit of kerb appeal I'm thinking...

I take it as well if the tiles are different they will want to fit a bonding gutter between the two sets of tiles.
Yes, the quote does specify that.

Doesn't look that great really... Don't think those are Redland 49's, but a real mismatch up close.


Look good on a detached though...

Yes I've seen a few binding gutters used round my way and even a roof where they've installed the same tile but still put in a bonding gutter for some reason.
