occasional use loft room

Hi,
I would like to board out my loft to use as a storage area but also had an idea of setting up my son's scalextric track for him to use up there, he is fed up with his little sister ruining his fun. I am getting the loft re insulated in the coming weeks and removing all old insulation, so just wanted to know what is the best way to board the loft to make this viable (if possile at all) the house is a 3 bed semi 1930's the joists are 4"x 2" but have 2 8"x2" larger beams running across them at 90 deg.
I would definetely not be using the loft as an extra bedroom, so not sure about how this goes with building regs.
any help greatly appreciated.
 
The insulation should be Min 270mm, I would forget the scalextric in the loft as the way the gas prices are going we need to say every penny we can. The last thing you want is your son opening the loft hatch to go up and play not forget the health and safety of the situation.

Thanks for your reply, I will be getting the loft properly insulated anyway, then may talk to a builder to see if they can suggest anything. It is a shame for the space to be wasted.

My dad fitted a second hinged hatch to the loft opening when we were kids. so when we went up there we could drop down the flap and it would cover the hole. Stopped the heat coming up and us going down too quickly if we got careless ;)
