Ongoing small roof leak, worth repairing myself or likely bigger issue?

Hi all,

Looking for a bit of advice before I make things worse…

I’ve got a small but persistent leak coming through into the loft (only noticeable after heavy rain). It’s not pouring in, more like a damp patch that slowly builds up and occasionally drips.

From what I can see so far:

  • No obvious missing tiles from ground level
  • Loft insulation slightly damp in one area
  • Can’t pinpoint exact entry point (seems to travel a bit before showing)
I’ve read a fair bit on roof leak repair, but struggling to judge whether this is something DIY-friendly or one of those jobs that looks simple but isn’t.

Things I’m considering trying:​

  • Checking for slipped tiles or cracked ones from a ladder
  • Looking at flashing around the chimney (this seems like a common culprit?)
  • Sealing anything obvious as a temporary measure

What I’m unsure about:​

  • If water is travelling, am I wasting time chasing the wrong spot?
  • How reliable are temporary fixes (sealants etc.) in reality?
  • At what point do you stop and just call a roofer?
I don’t mind doing the work if it’s straightforward, but equally don’t want to bodge it and end up with rotten timbers later on.

Has anyone had a similar “minor but annoying” leak and managed to sort it themselves? Or did it turn out to be more involved than expected?

A good roofer will be able to find the cause of the leak quite quickly. It's all about experience, so the older guys are usually the best.
My roofer uses a drone to inspect roofs that are difficult to get to without scaffolding.
Usual culprits are ridge tiles , chimney flashing and gulleys. Check all mortar for cracks and moss growth.

One more thing!
If the water is getting through to your ceiling, this indicates that your sarking or vpm is either damaged or incorrectly installed. This might be visible from your roof void.
