Hi,
I have a leak coming in from a top floor flat. It is one of those stupid butterfly/London/V roofs.

I suspect the leak to be in the valley where it is collecting a pond of water as the roof has sort of slumped in the middle. I've attached some pictures ..

How much do you think it would be to remove and replace the whole middle valley section? It is about 11m in length. Is it a big job?

Thanks

TBH it's prob a bigger job than you may think as to remove and replace the valley will require a fair amount of those slates to be removed as well as far as pricing is concerned, get three quotes from reputable contractors and you will get the correct price, if the three are fairly similar then it's just a case of choosing between them, you will likely get 2 that are similar and one that is either a lot more or a lot less and can (should) be ignored

I don't think you were ever looking at hundreds.

We did a similar job in Lichfield, 10 metres long, rosemary tiles, scaffolded, new EPDM gutter, 4 guys 2 days, £2.2k

You only gotta fart on those thin slate tiles and they'll break, horrible job, 3 rows off from each side, plus at least 3 hips.

have a look at a company called Ampteam in birmingham (bob mantel) they do a product that you do not need to remove any slates. i used it on a couple of jobs, ideal for repairing valley gutters.

2 days with 4 guys? Wow didn't think it would be as big a job! :(

How much was the scaffolding as you can access my roof from the 'roof door'.

Looks good but also looks expensive as they appear to be custom made? How much did a supply and fit cost you?

If it were my roof I'd climb out of the skylight using a board and apply a couple of coats of something like Acrypol, just in case it is a pinhole leak in the lead. That looks very high up, so I'd guess scaffolding will cost loads of dosh.

Yep, it is very high so scaffolding would probably cost more than the job itself!

It's not lead, I think it's felt, but not sure ...

I've already been up there and put some Flashband on it which has nearly stopped the leak but not quite. I think it could be the edges of the Flashband that is now letting water in. I might take up your idea of using Acrypol and slapping it generously round the edges and use it to cover the flashband as well! What do you mean "using a board"?

Is that a good idea?

Yes Joe's idea is deffo worth doing. Even more so that you used flashband and it cured it temporarily. Don't be shy with the Acrypol though, You want to lash it on thick so buy a few extra tins.

I meant use some kind of crawling board because slates are very difficult to fix when you crack them.
