Think you should check that. I recall it’s only for maintenance you have to give access.

No it's under the Party Wall Act, which is legally binding. You HAVE to, whether you want to or not.

No the award has not been finalised. But boundary foliage and boundary markings disputes fall outside the Party Wall Act. so surveyors cannot adjudicate on these issues.
