Hello there, we have a smallholding of near 4 acres. The garden is just shy of an acre. We are looking at building a carport on an existing site which was a pre-fab garage. the area involved would be to the rear of our property near to an unclassified country road. The new building would be 3 meters from our property boundry which is the small unclassified road. Would it come under permitted outbuildings as it would be under 30 square meters and ridge height of under 4 meters?

The floor area has nothing to do with with PD.

Providing the structure complies with the rest of the PD criteria for outbuildings, then fine.

The 30 sq m criteria relates to exempt buildings under Building Regs and is unrelated to planning.
