Planning and Building Control plans from different sources

Just getting stuck into 'The Planning Game' by Ken Dijksman, seems like a good book so far, it quotes government advice on Design and Access Statements: "they must explain how the applicant has considered the proposal, and understand what is appropriate and feasible for the site in its context."

Thinking back my architects Design and Access statement was just one or two basic paragraphs, looking at documents for similar developments - they are 10+ pages including plenty of detail.

The planners barely take much notice on small applications they're full of BS to impress naive clients.
