Planning permission for rear 1st floor extension

Hello.

Can somebody outline what kind of things are considered when judging the suitability of a first floor extension for planning permission by the council?

It's a proposed extension over an existing single storey extension and my house is semi detached.

In terms of Planning it depends on the area you are in (ie conservation area or listed building etc) and the size/appearance of the house and whether it aesthetically lends itself to being extended in this way ie will it look unbalanced or particularly odd? Planners often like the ridge line of an extension to be slightly lower than the existing too. Also consider if (you are on an estate of similar houses) whether anybody else has done such an extension, this can be a good judge as to whether it will be acceptable or not. If you are unsure you wish to proceed with an application you can in the first instance have a chat with the local planning department and send them a photo and an extract from Google Earth showing the neighbors house etc if they will let you and get an informal opinion from them, they may even be willing to meet with you at their offices for you to talk through your proposals. Most local authority planning departments will allow you to meet with them.

Having said all that, these kinds of extensions are fairly common.

You will also need to consider the viability of the existing foundations/walls. This will involve Building Control popping out to have a look at the foundations.
 
As per your other thread, does this imply you have contacted the LPA and the extension can not be done under PD?

If you do go in for an application and it is refused, you are entitled to a "free go" with 12 months providing the re-submission is similar. I'm sure it wont hurt to go in for pre-application advice and then take it from there.
