Hi, this is my fist post. My name is Andy and I've just got the keys to a house I've purchase.

The house is in Huddersfield and is a 2 bed end of terrace house.

I have conflicting information as to when it was built. My mortgage survey says 1920 however my neighbour seems to think 1950.

The bottom half of the front is stone constructed outer with a brick inner. The side is side is fully rendered. I presume this is all brick. The rear of the house is all brick with only the top rendered.

It has a cavity but has had this filled recently (by the previous owners under a government help scheme).

Some of the rendering is cracked and some at the side has cracked and bubbled.

Internally the walls seem to be plastered with black lime underneath.

I will be removing all skirting.

There appears to be some signs of damp (behind where a wardrobe was which coincides with a window which doesn't appear to be sealed properly). I think this maybe the cause but am to investigate further.


I am wondering whether it would be better to completely strip the walls to brick, dry line them or to repair. There's a dado rail which is attached to the black lime. Is it best to remove the black lime in order to re skim over?

The plaster is in OK condition (by that I mean not falling off the walls).

I will try and get some pictures up this evening.

any advice is much appreciated to go hand in hand with advice I will be receiving from a plasterer. I just want to make sure I am doing the right thing. I will be doing most of the work myself.

I've attached some photos

Where the dado rail has been removed and skirting board has been removed will need repairing.

Was considering chipping the black ash off and building up plaster where the dado rail and skirting was. Then applying a layer or 2 of PVA and giving it a skim coat.

Then attaching skirting board.

does this sound reasonable?

Also is this lime plaster? Would I need to be applying lime plaster again?

And finally, where the skirting board is (and the dado rail) could I just build up with plaster from the brickwork?

Before you do anything get all the wall paper off the walls and you well be able to see what the state of the plaster is and if its "boxy" or lime plaster or sand and cement or light weight plaster(bonding or browning).l think that the black tarry stuff under the picture rail could be a product called sentipruf, it was used for sticking parquet floors down and also as a damp proofing aid.The walls dont look too bad but get the paper off and see what you find. Take the rest of the skirts off when you have removed the paper put apiece of wood against the wall on top of the skirting and tap your crow bar down and use the wood as protection so you dont damage the plaster on the wall. :wink:You could do the same with that fire place it should just lever out but be careful as it will be heavy.You can brick it up later and leave a vent in the wall. At least it will give you a bit more wall space..

In the last picture all the wallpaper (well nearly all) has been removed below the skirting.

All feels to be in good condition except for the odd spot

Just removed all the downstairs wallpaper. Same plaster, in good condition. The dado rail has previously been removed and plsatered over as I plan on doing.

I will do the rest of the skirting board like that, thank you, good idea. And the same with the fire place.

I'll have a look for some vents for that

That's the way to take photos of your problems for us to look at nice and big and showing good details,,, :wink: well done Andy.....
 
No problem at all...Thank You!

I knocked some plasterboard out (well looks like plasterboard). Got horrible fears of it being asbestos.











The board behind it (i.e. the one that's not been demolished) is Thistle plasterboard which is gypsum stuff. With the age of the house I am considering getting an asbestos survey done.

Does this sounds reasonable?

If you are not sure then get a survey done as we cant tell you for certain on here if it is or not the dangerous type, Hope you are wearing a decent mask when you are hacking all that lot off,,!!
