I've been pointed in your direction by a couple of people so hopefully you can help out.

I've got a Potterton Performa 28i Combi boiler which was fitted just under 2 years ago, over the past few weeks i've noticed the pressue drops off the gauge so doing what my brother advised i open the valve and let it build up again, this is fine and it stays at that level but at some point throughout the day when i am work it drops back off the gauge again.

The rads are still nice and warm and the water still heats properly. I have noticed water down the side of the house presumidly from the overflow i think (small copper pipe) so i'm guessing thats where my water is going.

Someone has said it may be the PCB, is it common to fail on a boiler of this age? And is it a do it yaself job or pro job and any idea on £££

Thanks in advance

In that case you probably have a faulty pressure relief valve.

I don't see how a PCB fault can cause the PRV to open.

Watch the boiler in operation from cold start to hot. Does the pressure rise slowly to 3 Bar on the pressure gauge. If it reaches 3 Bar then this is when it will discharge outside through the p.r.v. When it cools down the pressure will be less due to the discharge outside. If this is the case it will be your expansion vessel, can be a tricky job to change depending on how much room you have above the boiler and flue type and draining down of the expansion vessel. If not then it is boiler off the wall time...Hope this helps (Contact potterton for a fixed price)

Or just ignore the faulty EV and fit a new one at some other convenient location.
