Rent increases set to double in 1 year

I found the bit I was referring to.

'Landlords receive guaranteed monthly rent with no void periods and council-managed support, while retaining control over property maintenance.'

It's almost as if they're saying it's a positive thing (for the LL to retain control) however it could be the exact opposite depending on the tenant!
But would the LL have any power of eviction if the tenants abused/wrecked the property? (especially now with the new renters law in place)

My son has a couple of HMO's and has been approached recently by a 3rd party enquiring of letting them out to 'non disclosed tenants'.
 
I heard an interview on the radio, the tenants were on a fixed term 3 years and now fixed terms have been banned the landlord has given them the new 4 months to leave. They said they have been evicted because of the new laws.
I just don't see how abolishing fixed terms helps the tenant in any way, it's totally removing the security for them
 
Guzumping or bidding wars have also now been outlawed. But there is nothing to stop the landlord wanting £1000 but advertising £2000, and then taking an offer of £1300

lls can now only put the rent up once a year but there are no controls on how much other than market value if it was a new let.
Pets now have to be considered but lls are requiring the tenants to pay for insurance to cover any damage etc.
This government doesn't seem to know what they are doing all the measures just seems to have put up costs for the tenants.
 
If (and it's a big if) I opt to rent my empty BTL out once refurbed, I'll be doing it myself i.e. not through a letting agent. That way, I can hopefully sort the wheat from the chaff before deciding who to invite to view and to then credit check on etc.

With letting agents, everyone on their books is wonderful. Their only concern is getting the place let asap.
 
LLs should of course not be allowed to discriminate based on race.

Everything else should still be at the discretion of the LL. After all, they own the friggin' property!

My mate has his house fully managed by an agent.
