I've just purchased a Victorian Property and noticed that the ceilings are in fairly bad nick, besides the artex points are damaged (asbestos)

What would the best approach be to replace the ceilings ? How much should a ceiling cost to replace ie per sq/m sq/ft

Thanks

Try this . Wholesale destruction like we see on the housewrecking programs will devalue your building in the long term. If you have the nerve (and it's not beyond a confident diyer) What about repairing it with the original materials? You can find several one day courses for lime work. The sound proofing qualities of lath and plaster ceilings are much better than plasterboard.

Modern artex can be removed by scraping alone, but older artex contains asbestos and shouldn't be removed by scraping alone. You can products that enable the artex to be removed without any danger from the asbestos such as X-Tek which moistens the artex and allows you to strip it safely, check here to buy some http://www.greenbuildingstore.co.uk/np-strip.php
Replacing a ceiling is not really a difficult job and you could attempt it yourself but the finish really should be left to a plasterer (who would charge the earth to replace the ceiling), but if you remove the artex and the ceiling is ok, just have it refinished without replacing - hope this helps.
