Replaced concrete roof tiles/Building Regs/Felt roof

Hey all,

I'm looking to buy a property and the level 2 home survey has come back informing us that the concrete roof tiles have been replaced and this should have been done according to building regulations and their approval of the material etc. It recommends getting the solicitors to ask about building regulation documentation.

Is this anything to be concerned about?

Also, they've told us that the roof covering and battens are underdrawn with bituminous sarking felt, with also a moderate damp reading for the battens, so if any vents are work is to be completed we would need to be careful in case of asbestos.

Is this also anything to be concerned of?

Any help would be appreciated thank you.
 
This is your second issue with this survey: starting to sound like a CYA type without a lot of common sense trying to justify fee.

I wonder how he got damp reading off the battens?

If they've used bituminous felt then the chances are it's been done quite a while ago and if there were going to be any problems they'd have appeared by now.
 
Sorry I might be a little confused, what do you mean by CYA type? As in the survey has provided flaws without much reason? Pointing out something to point it out?
 
There are surveyors who think they haven't done their job unless they raise a host of problems either real or imaginary or they have insufficient experience/confidence to say such and such is present but it's not an issue.

I was asked to comment several years ago on a job where the house had passed a survey but was found to have the whole roof (gables included) had swayed 200mm out of plumb: That cost the surveyors PI about £30-40k. Very uncommon and they usually go the other way raising non issues.

Yours speaks of damp battens, but how does he know unless he went on the roof and moved tiles (which I doubt) but makes him sound thorough

Thank you, that's certainly interesting. The survey is incredibly long and there are many things that are highlighted as possible things to consider. I'm only reviewing those that I personally would clarify as high risk.

I will definitely do a bit more research thank you.
 
I'd suggest that if you want the place it might be worth employing a builder to have a look at the key issues. They tend to be rather more pragmatic.

Or better do you have any friends/family in the business?
