Replacement boiler in a flat

Our boiler was in the flat condemned yesterday (thankfully not winter)

We need a replacement fitted, but our options appear to be limited.

The current boiler is stored in cupboard in the flat, with the storage tank/heat exchanger (it's one of those stupid always on heat exchanger things with the permanently heated water in it). It's a twin flue system, that is now obsolete and doesn't have the spares for it.

Fitters who have been out want to put a combi on the wall in the bedroom, which isn't an option as it will look terrible and it is only a box room.

The roof space is limited so getting the drop on the pipe is difficult.

Any recommendations on a system boiler that has the least required drop on the pipes and is preferably reliable.

The run from the boiler to the outside wall is about 6m with a roof space of 200-250mm give or take.
